Q. Who do I contact if one of the lights are out on my street or on one of the neighborhood islands?
A. Each light post has a metal sticker affixed to it along with a unique number. You can contact Ameren at 1-800-552-7583. Advise them that one of the community lights are out in the neighborhood and provide them with the post number and they will take care of it.
Q. I want to have my fence replaced and need approval. What do I need for this?
A. All new and replacement fencing and or structures must be approved by the HOA Trustees to ensure indentures are followed and that there are no issues with property line encroachments. An ARC form (found on the Community Docs page of this site) must be completely filled out and submitted along with a completed survey (if available) and a sketch that reflects the improvements as well as property lines on both sides and behind the property requesting improvements.
Q. I'm currently replacing my fence and no changes are being made to the location, however it appears that the original owners installed the fence and it is encroaching my neighbors property line. What do I need in order for the HOA to approve?
A. All improvements that involve property encroachments require a signed and notarized letter from the property owner whose property will be encroached upon acknowledging it, giving permission to do so as well as stating that they will not hold Wellington Farm Homeowner Association liable for any possible legal disputes due to said property encroachment.
Q. I've noticed some property concerns within the neighborhood that I would like to have addressed. Who takes care of these and who do I call?
A. Individual properties/homes are the responsibility of the homeowner to maintain. Should you have a concern and you feel comfortable reaching out to the homeowner we always suggest you try going that route first. If this isn't an option then you will need to contact St Charles County Codes enforcement at 636-949-7345 OR you can go online to www.sccmo.org/1586/Codes-EnforcementProperty-Maintenance-Com. Please note that you are able to file a complaint ANONYMOUSLY. The website has a form you can fill out and allows you to track your complaint. Common violations they will handle are weeds/tall grass, derelict and or unlicensed vehicles, rubbish, zoning violation, excessive mold on homes/fences, etc. A full list can also be found on the SCCMO Codes page.
Q. Does our subdivision have special pricing with our contracted rubbish, recycling and yard waste provider Grace Hauling?
A. Yes. The entire subdivision is required to use Grace Hauling . We have contracted/reduced rates with them to reduce the large number of waste mgmt trucks that were driving through the neighborhood daily/weekly. Current pricing is as follows per quarter: Trash service 1X a week (Fridays) - $46.50. Recycling 1X a week (Fridays) - $27 and year round yard waste 1x a week (Fridays) - $30.00.
